WHAT DOES THE LSDF IN ITS CURRENT FORM MEAN FOR US?
In principle, the LSDF should:
Protect the character of our area – Ensuring responsible development that enhances, rather than disrupts, our community.
Provide infrastructure that supports growth – Addressing traffic congestion, water supply, and public services before allowing unchecked expansion.
Promote transparency in decision-making – Ensuring community voices are considered, rather than decisions being made behind closed doors.
However, the current BBLSDF draft raises concerns, including:
Lack of clear consultation – The process has been vague, and there is little transparency on how community input has been considered.
Overdevelopment risks – Potential high-density projects that could strain infrastructure and alter the character of Big Bay.
Unanswered financial questions – Contributions from homeowners to bodies like the BSA raise concerns about financial transparency and decision-making power.

CRB’s Vision for Big Bay
The community has a clear vision for the area—one that prioritizes sustainable growth, community well-being, and responsible governance. This vision includes:
Preserving Big Bay’s Unique Character
Development should complement, not compromise, the area's existing character.
High-density projects should be carefully assessed to avoid overburdening infrastructure.
Architectural standards should be maintained to protect the aesthetic appeal of Big Bay.
Sustainable Growth with Proper Infrastructure
Roads, water, and electricity supply must be sufficient before new developments are approved.
Traffic and parking concerns should be addressed with proper planning, not ignored.
Public transport, pedestrian walkways, and cycling routes should be integrated into future plans.
Protecting Our Natural Environment & Public Spaces
Beachfront access, dune preservation, and green spaces must be safeguarded from overdevelopment.
Open spaces should be enhanced, not reduced, to ensure a livable, family-friendly environment.
Sustainable building practices should be encouraged to minimize environmental impact.
Transparent & Inclusive Decision-Making
The LSDF must involve real community participation, not just token consultation.
Homeowners, businesses, and residents must have a say in shaping policies that affect them.
The roles of the BBMPOA and BSA must be clearly defined and accountable to members.
Fair Financial Contributions & Responsible Governance
Residents must be fully informed about any financial commitments linked to the LSDF.
Developers must contribute their fair share to infrastructure and services, rather than passing costs onto homeowners.
Decision-making bodies must be transparent about their funding, influence, and responsibilities.
Why Your Voice Matters
The LSDF is shaping Big Bay’s future right now—but if residents don’t engage, the final plan may not reflect our community’s needs. Without action, we risk:
Public spaces and beach access being compromised.
High-density development with no regard for infrastructure limits.
Decisions being made behind closed doors, with no accountability.
Now is the time to demand:
A fair and transparent consultation process.
A sustainable, well-planned future that benefits all residents.
Accountability from those making decisions on our behalf.
